Although in 95% to cases BIM technologies are still used only at the stage of conceptual development and design in Russia, as estimated by KPMG, it is in crisis that commercial real estate market players realized the worth of this format while experts think it is «promising as never before».

Just several years ago the professional community mostly perceived BIM as 3D drawing software. Today the situation is changing and we see real interest in BIM technologies both in Russia and Germany. The matter does only regard a new technology, since our general approach to the construction process is changing. The construction industry all over the world is undergoing a technological revolution.
The key distinction of BIM from old-fashioned methods is that a building is erected on the ground rather that in virtual space. Speaking figuratively, we possess a tool kit that enables us to erect a building in the computer first and then print it out in reality by pressing the «Print» button.
Today developers face difficulties as they raise executive as-build documents: the traditional approach does not allow developing a building in accordance with the original plan. With BIM technologies we may differently look at this process: the information model is the principal source of information, a prototype of a future project while a building stationed on the ground is just its precise copy (as-designed).
Now the project owner has broad opportunities for using BIM at all lifecycle stages of a building, although for many BIM remains just design software. Property owners or clients are interested in BIM more than anybody else, since they get the highest dividends from using BPS technologies throw-out all lifecycle stages of a building – design, construction and facility management. Using BIM, it is possible to increase the efficiency of processes at all lifecycle stages of a building. The information model – the building’s exact virtual copy – contains all date about equipment, furniture, purveyors, service contacts, changes undertaken, which will allow the simulation of future retrofitting, experimentation with layouts, process automation. Any facility can be run using mobile apps.
