The first residential complex in Germany is being created with BIM – from the very concept to operation.

The construction of the residential complex “At home at the Alpine Foreland” (the developer is the company “Wohnen und Pflege GmbH”), designed by BPS Planung, has begun. This is the first residential project in Germany, completely created – from the idea to the operation – with the use of BIM technology.

The residential complex is located in the foothills of the Alps, in the heart of the picturesque, dynamically developing community of Tuntenhausen, in only one hundred meters from the famous pilgrimage church St. Mary of the Assumption, which is one of the oldest basilicas in Old Bavaria, and only three train stops away from the Munich East Railway Station.

The implemented BIM-technologies have helped to realize the project idea as efficiently as possible. The main goal was to create a high-quality living space for people of different ages, including a completely barrier-free environment in all three houses of the complex.

A flexible approach to design was used: the customers were offered different residential options – from one-room apartments with an area of 47 sqm to spacious four-room apartments with an area of up to 160 sqm. The choice can be made between apartments with a terrace and a land plot, medium-sized apartments with balconies and terraces and smaller and cozy apartments on the attic.

All ideas were modeled in a virtual space and carefully analyzed – this way we managed to achieve a balance between beauty, functionality and the cost of the design solutions. Changes in the project could be made quickly and in full accordance with the wishes of customers.

Active construction work is currently underway (the construction contractor is Joseph Krüselmann GmbH). It should be mentioned that 3D-detailization of the digital prototype allows construction at a fast pace. It is planned to control the accuracy of the structures under construction in a way that the information model that will be offered for realizing operation tasks after the construction is completed will exactly correspond to the actual construction goals.

In the future, the BIM model will serve as a source of information for all subsequent operations – from operation to maintenance works.
